Thinking of buying a home on Tamborine Mountain?

With its lush rainforest surroundings, stunning views, and charming village atmosphere, it’s no wonder this scenic spot is so popular.

But not all areas of the mountain are created equal.

Some offer peaceful streets, reliable power, and easy access to amenities, while others come with noise, congestion, or more serious concerns like storm damage and crime.

I'm going to share my best (and worst) parts of Tamborine Mountain to live, based on local knowledge and firsthand experience—so you can make the right choice before you buy.

Best parts of Tamborine Mountain to live

Old Eagle Heights

Despite the fact that you're dealing with busy weekends and tourists on Gallery Walk, Old Eagle Heights is a charming little neighbourhood.

It has its own shops and amenities, incredible views of the ocean, and most of the houses are darling.

Tree-lined streets here are simply beautiful.

One of the best areas of Tamborine Mountain.

Forest Park

Highly sought-after. There's a college/school here, a public swimming pool, and it's walking distance to shops. Service station is right near it.

It's a gorgeous part of the mountain - views, beautiful, clean, safe streets for kids.

Definitely recommend living in Forest Park.

South End - Wilson Rd

Quietest part of the mountain.

Wilson Rd seems to avoid most power outages, even during massive storms.

Larger block sizes and privacy are the best features of this end.

You're also very close to Canungra, if the road's open.

End of Long Road / Licuala Drive

Another beautiful little neighbourhood, tucked away in a quieter pocket of the mountain.

It's far enough away from busy areas like Gallery Walk and the lookout that you don't deal with too much chaos on weekends.

This is also a great middle point - you're close to Main St, Gallery Walk, and also the south end.

Licuala Dr. also offers great ocean views and some of the best bush walks on the mountain.

Worst parts of Tamborine Mountain to live

Below are the worst places to live on Tamborine Mountain, in my opinion.

Eagle Heights

I would advise not buying anything north of Wongawallan Rd (all the way to Eagle Heights Hotel) for a number of reasons.

1. Crime

This seems to be the most targeted area of Tamborine Mountain for break-ins and violent crime.

Not much by Gold Coast standards, but there are regular reports of theft (usually petty opportunists from down the mountain who come up to steal tools) around this area and a recent drug-related murder.

2. Storm damage

Major storms (including the recent tornado and cyclone) caused massive damage in this area. Lots of downed powerlines and huge gum trees falling through homes.

You're at the mercy of neighbours' trees every time there's a storm.

3. Power outages

Relating to storms, this area seems to cop blackouts worse than most other areas of the mountain.

4. Congestion and noisy neighbours

People move up to Tamborine Mountain for the quiet.

If you move to this area, be prepared to deal with busy weekends of tourists. Gallery walk is congested.

On top of that, because of the higher density and topography, you will need to deal with noisy neighbours and dogs. Lots of complaints about dogs barking/howling during the night from locals.

Guanaba Rd and Henri Robert Dr

The view isn't worth it.

I think a lot of people buy here because they want mountain views of the ocean, but that's about all the good you're getting.

You'll be dealing with cars and motorbikes roaring up the road endlessly.

Getting out of your driveway safely to go anywhere is always going to be dangerous.

You're also the furthest away from amenities, shops and so on. You either drive 30 minutes down the hill, or back to the other side of the mountain if you want a loaf of bread.

And no fuel station anywhere near there.

Knoll Road

If you keep going down Main St, you'll hit Knoll Road.

It's a pretty spot, but don't live here.

This is the only way to the transfer station (dump), which makes it a busy and sometimes dangerous road to walk on.

Tonnes of leeches down here, especially after some rain.

Also gets a lot of shade from all the big trees.


Tamborine Mountain is a beautiful place to live, but where you choose to buy can make all the difference.

Areas like Forest Park, Old Eagle Heights, and the south end near Wilson Rd offer a great mix of scenery, quiet, and convenience.

On the other hand, parts of Eagle Heights and busy roads like Guanaba and Henri Robert can bring unexpected challenges.
